SMDC Good Stays Highlights Investment Opportunities at Lush Residences

June 22, 2024, saw SMDC Good Stays host "Monetize Your Investment with SMDC Good Stays" at Makati City's Lush Residences. The goal of the event was to inform property owners about how to use SMDC's all-inclusive leasing and tenancy management services to maximize rental income.

Travel Boom Fuels Rental Market Growth

The Philippines' position in international travel is expected to increase as a result of the ongoing upgrades at Ninoy Aquino International Airport (NAIA). The goal of this project is to boost NAIA's yearly passenger capacity from 35 million to 62 million. The Philippines is anticipated to become a major hub for trade, tourism, and investment as a result of these developments, raising the value of rental properties. Tourist arrivals are predicted to nearly double by 2028 as a result of major airlines expanding their services and new plans from the Department of Tourism. This emphasizes the value of rental properties in desirable areas, such as those overseen by SMDC Good Stays.

SMDC Good Stays: Simplifying Property Leasing

The official leasing and tenancy management division of SM Development Corporation (SMDC) is called SMDC Good Stays. It provides a wide range of services to ease property owners' rental experience. These services cover finding tenants, preparing contracts, maintenance, daily and long-term leases, and property marketing.

The extensive tenant services offered by SMDC Good Stays are made to guarantee a smooth rental experience for both landlords and tenants. These services include finding and screening tenants, managing leases, providing support to tenants, keeping keys safe, helping with payments, and handling upkeep and repairs. While leasing management takes care of every facet of the lease agreement, tenant sourcing and screening entail extensive background checks to guarantee dependable tenants. Tenant support offers continuous help and quickly attends to tenants' requirements and issues. Unit keys are kept in key safekeeping, which allows tenants easy access while maintaining security. Payment assistance provides support in paying real estate taxes, utilities, insurance, condo fees, and other associated costs on time. Tenant retention and satisfaction are increased when properties are kept in top condition through maintenance and repairs.

Property Guru Mr. Carl Dy

In his presentation, "6 Techniques for Unit Rental Success," Property Guru Carl Dy outlined how property owners can use SMDC Good Stays to take advantage of the growing travel industry.

"Investors can achieve a hassle-free rental experience and steady passive income with the professional management services offered by SMDC Good Stays." ~Carl Dy, Property Guru

He underlined that SMDC Good Stays keeps the property maintained, draws in dependable tenants, and gets the units ready for occupancy so owners can concentrate on making a profit.

World's Gaming Titans Launch Next-Gen Platform CRETA in Manila; Announces Listing on Coins.ph

Leading game developers from around the globe have gathered in the nation to introduce CRETA, the newest creation of their collaborative genius and a multiverse gaming entertainment platform. On July 8, the CRETA token will go live on the local cryptocurrency exchange Coins.ph.

Thomas Vu, Executive Producer of Global Phenomenon League of Legends and Netflix's Emmy-Winning Series Arcane

The announcement was made during a press conference at the Grand Ballroom of the Grand Hyatt in Bonifacio Global City, Taguig City. The announcement was made by Thomas Vu, executive producer of the hugely popular League of Legends and Netflix's Emmy-winning series Arcane, as well as another huge name in game production, Ray Eiichiro Nakazato, a former vice president at Electronic Arts Japan Studio and senior manager at Microsoft Japan Game Studios.

“Oftentimes, when you see people build ecosystems, it’s piecemeal. With CRETA, our team has been really thoughtful and strategic about building all the pieces together harmoniously, and I think that connective tissue is really important. It's designed to be ubiquitous in all these different ways, and I suspect that it's going to catch a lot of people off guard. Currently, the team is working on some interesting business models, and the scalability of what we're building is impressive. When you think about it, very few teams have 25 plus years of gaming experience - this just doesn't exist, so the next evolution of existing genres that CRETA is working on is going to be interesting. ~Thomas Vu, Executive Producer of Global Phenomenon League of Legends and Netflix's Emmy-Winning Series Arcane

Aside from Vu, the veteran producers and developers behind CRETA include Kay Youn, CEO of CRETA affiliate CCR and lead developer of the iconic game Fortress; Yoshiki Okamoto, the legendary developer behind Street Fighter 2 and Monster Strike; Joohyung Jang, the game producer behind iconic titles such as Lineage and Aion; and Nakazato, Chief Creative Officer and Head of Japan.

With their combined knowledge, CRETA guarantees to deliver a cutting-edge gaming experience on a decentralized metaverse platform where players and established game developers can offer Web3 games and novel gaming services. Additionally, CRETA incorporates S2E (Share to Earn), a feature that combines standard P2E (Play to Earn) and C2E (Create to Earn) elements with user-hosted video sharing platforms.

Nakazato emphasized the platform's integrated approach during his presentation. Nakazato went on to discuss the advantages of the blockchain technology used by CRETA.

“Within the CRETA ecosystem, any game can use our social media features. For instance, when you press the start button, our social media can pop up within the game. You don't need Discord anymore; it's all in one integrated environment. Another key differentiation for CRETA is its use of the low-cost blockchain, Locus Chain. It’s a very fast and scalable blockchain developed over seven years by our technology engineers who have been making games for 20 years. This ensures the platform is cost-effective and sustainable. There are 3 billion gamers in the world now, but Web3 is very small [in comparison]. So we’re not trying to target Web3 gamers - we are trying to change the entire gaming industry. ~Ray Eiichiro Nakazato, Chief Creative Officer and Head of Japan

Ray Eiichiro Nakazato, Chief Creative Officer and Head of Japan

Additionally, users will be able to participate in the evolution because the platform comes with a proprietary Game Creation Engine that allows them to create and publish their own games as NFTs.

Additionally, Nakazato disclosed the planned launch of the Super Club, a Web 3.0 social media and gaming community platform, which is set to start in late July.

Nakazato claims that the company's objective is clear.

About Creta
Creta is a pioneering metaverse game platform company headquartered in Dubai, UAE, composed of top-tier global developers, publishers, and blockchain experts. Creta's leadership includes renowned figures such as Ray Nakazato, a game expert and entrepreneur with experience at Microsoft Japan Game Studios and Electronic Arts Japan Studio, Thomas Vu, the visionary game producer of League of Legends, Alexander Harutyunyan, former CEO of European game publisher INNOVA, CCR's Seokho Yoon, the creator of Korea’s beloved game Fortress, Joohyung Jang, the game producer behind iconic titles like Lineage and Aion, and Yoshiki Okamoto, the legendary developer behind Street Fighter 2 and Monster Strike. With strong backing from key industry figures and a bold vision for the future, Creta is poised to become the central platform for the next era of digital entertainment and interactive media.

July's 2024 CSR Conference and Expo highlights technology and innovation in a new, inclusive future

Artificial intelligence (AI) and other related technologies have become disruptive forces in the modern business landscape. While early adopters stand to gain greatly from these technologies, there is a chance that they will also negatively impact more vulnerable members of society. The much-anticipated 2024 CSR EXPO is being arranged by the League of Corporate Foundations (LCF) with the goal of uniting CSR practitioners to work together and take advantage of technology and innovation while managing associated risks. The conference will take place this year on July 3 and 4 at the Dusit Thani Manila, and the EXPO will take place in Makati City on July 4 and 5 at the Glorietta Activity Center.

This year's Expo, with the fitting theme of “Reimagining a New and Inclusive Future,” will bring together leaders, experts, and representatives from various industries to discuss important subjects like how technology can improve ESG reporting and CSR practices to AI's dual roles as a source of disruption and a catalyst for innovation. Additionally, there will be small-group breakout sessions where participants can learn new strategies and insights about how to use AI and other cutting-edge technologies in critical domains like enterprise development, health, the environment, education, disaster resilience, the arts and culture, and financial inclusion.

The application of Corporate Social Responsibility (CSR) and Environmental, Social, and Governance (ESG) reporting can help mitigate the challenges posed by technology, as demonstrated by this gathering of CSR experts. The industry wants to make sure that these technologies are accessible to all and that they advance real national and societal development for the 51% of Filipinos who live in poverty.

“Corporates should view these innovations as vital opportunities to take part in, if not lead an all-of-nation implementations of CSR and ESG that maximize these innovations’ potential and promise while offsetting and minimizing their potential ill effects. These approaches must work to ensure that the application of technology is aligned with the fundamental principles of CSR and ESG, and, by doing so, made inclusive and contributes to social sustainability and the common good.” ~Shem Jose W. Garcia, LCF Vice-Chair and Executive Director, Vivant Foundation, Inc.

Union Catholic High School Invites Filipinos to Explore Educational Opportunities in the U.S.

Leading private school in New Jersey, USA, Union Catholic High School (abbreviated Union Catholic) is extending an invitation to Filipino families to learn more about the stimulating extracurricular and academic offerings at their school. Union Catholic representatives were able to give parents (and even non-parents!) in the Philippines a peek of what it's like to be a student at their school through their recent "Beyond Boundaries" roadshow.

This was further emphasized during the roadshow, which had two "legs"—the first was at U.P. Union Catholic, a reputable institution founded in 1962 and known for "its rigorous academic programs, faith-based values, and commitment to fostering a diverse and inclusive learning environment." The first took place on June 18 at Town Center in Quezon City, and the second on June 19 at The Mind Museum in Taguig City.

“There are many reasons for you to want to come to Union Catholic. We have a wonderful community where all members of our community are respected. We have a diverse student body, dedicated faculty, and dynamic, first-rate facility, but the bottom line is here at Union Catholic, we love one another and want to see each member of our school community succeed.” ~Dr. James Reagan, Assistant Principal of Union Catholic High School, who was part of the three-person delegation behind the roadshow

Why Choose Union Catholic High School?

A demanding academic program at Union Catholic helps students get ready for elite colleges and universities. A dynamic learning environment that encourages creativity, critical thinking, and problem-solving abilities is created by highly qualified and committed teachers.

Staci Gialanella, the parent of students from the Class of 2020 and 2026, affirms the school’s strong academic program: “Union Catholic provides fertile ground to be able to achieve excellence.”

Filipino families will especially appreciate the school's commitment to:
  • A Strong Values-Based Foundation: Union Catholic integrates important values into its curriculum and daily life, fostering a sense of service, compassion, and respect for others.
  • Diverse Course Offerings: Beyond a core curriculum, Union Catholic offers a wide range of Advanced Placement (AP) courses, electives, and specialized programs in Science, Technology, Engineering, Arts, and Math (STEAM).
  • Vibrant Extracurricular Activities: Students can explore their interests and develop leadership skills through a variety of clubs, organizations, and athletic teams.
  • Supportive Community: Union Catholic fosters a welcoming and inclusive environment where students feel supported by their peers, teachers, and counselors.
Speaking of community, Sabrina Hackett, one of the students from Union Catholic’s Class of 2025, shares why she likes studying there.

“The Union Catholic community is so wonderful and makes every student feel welcome. Even though everyone comes from different places, as we go through our high school experience, our class becomes our family.” ~Sabrina Hackett, one of the students from Union Catholic’s Class of 2025

“The environment, the people, the classes; it just feels like home.” ~Jason Chen, a student from the Class of 2026

Union Catholic alumna Raymond Lestarchick, who graduated in 2019, has only fond memories of his years there, especially of the people.

“The faculty care about their students and want to see them succeed. The students become so close together under that environment that some become friends for life.” ~Raymond Lestarchick, Union Catholic Alumna Graduated in 2019

Exploring Union Catholic for Filipino Families

Union Catholic is committed to providing a seamless transition for Filipino students. The school offers resources such as:
  • ESL Support: For students who are still developing their English language skills, Union Catholic offers English as a Second Language (ESL) support services.
  • Cultural Clubs and Organizations: Filipino students can connect with their heritage and build friendships through cultural clubs and organizations.
  • Multilingual Staff: Union Catholic has staff members who are familiar with Filipino culture and can assist families with the admissions process.

Dr. Jennifer Dixon, Director of School Counseling, also discussed their “homestay” program for international students during the "Beyond Boundaries" roadshow. Every student in the program is “matched” with a host family. This makes sure that even when they are separated from their loved ones, they still feel "at home."

In fact, Elito Tanyag, a religion instructor at Union Catholic who was also present at the roadshow, had hosted a number of foreign students. Being a native of the Philippines, he shared his dream of hosting Filipino students as part of the school's “homestay” program.

In his capacity as the school's Filipino Club Moderator, he also gave the Filipino parents in attendance peace of mind by assuring them that he ensures the students maintain a connection to their culture while also encouraging independence.

“It’s like having a Filipino Tito at school.” ~Elito Tanyag, a religion teacher at Union Catholic who was also at the roadshow

A World of Possibilities Awaits

It was evident at the roadshow that Union Catholic High School truly believes in nurturing the potential of every student, no matter where they come from. By choosing Union Catholic, Filipino families are opening a world of possibilities for their children. With a strong academic foundation, a supportive community, and a commitment to cultural diversity, Union Catholic is poised to help students achieve their dreams and truly go beyond boundaries.

Interested families are encouraged to visit their official website and their page for International Admissions. Details about their short-term programs for international students can also be found on their website. They also have a page dedicated to Scholarship Opportunities.

Prime Z opens with SWAT in battle gear 'mascots', sans DTI permit?

The sight of the Special Weapons and Tactics (SWAT) team in full battle gear acting as the new company's "model, mascot, or endorser" left attendees and onlookers in a state of shock during the recent soft opening of Prime Z.

The SWAT squad of the Philippine National Police (PNP) is not often seen, "in all their glory," at a private function unrelated to the community's peace and order initiatives, according to the sources.

The SWAT team's presence at Prime Z Entrepreneurs Inc., a marketing firm, prompted some observers to compare the company's opening to a military exercise.

They stated that they are unsure if the elite PNP force can now be hired by a private business or event to serve as mascots, security guards, or even as brand ambassadors.

Observers revealed that Prime Z purportedly lacks a Department of Trade and Industry (DTI) authorization, a fundamental necessity for its kind of operations, even if company has obtained a Securities and Exchange Commission (SEC) registration. They added that the business sold and distributed "high risk food products," which the Food and Drug Administration (FDA) lists as having the potential to easily result in food poisoning.

The observers are asking the Department of the Interior and Local Government (DILG) Secretary Benjamin Abalos Jr., whether the SWAT activities at the Prime Z event is still part of the PNP mandate.

Jasser June Cruz, a key Project Lead advocate for the Project Eight Initiative's Livelihood program, attended the highly anticipated GoNegosyo Tourism Summit 2024. The summit, a convergence of industry leaders, policymakers, and entrepreneurs, served as a platform for discussing the future of tourism and its impact on community development and economic growth.

Throughout the event, Cruz actively participated in various sessions and discussions, gaining valuable insights into the latest trends and strategies in tourism that could be harnessed to enhance livelihood opportunities within communities. One of his major takeaways was the critical role of sustainable tourism practices in driving long-term economic benefits while preserving cultural and environmental heritage. He emphasized the importance of integrating these practices into local livelihood programs to ensure both profitability and sustainability.

Cruz also highlighted the potential of leveraging digital platforms and technology to promote local tourism. By utilizing social media, online marketplaces, and virtual tours, communities can reach a broader audience, attract more visitors, and increase revenue streams. He expressed enthusiasm for incorporating these digital tools into the Project Eight Initiative's Livelihood advocacy efforts, aiming to empower local entrepreneurs and boost their visibility in the competitive tourism market.

Networking was another significant aspect of Cruz's participation in the summit. He connected with several potential partners, including representatives from eco-tourism organizations, digital marketing firms, and government agencies focused on community development. These connections promise to open new avenues for collaboration, resource sharing, and support, enhancing the reach and impact of the Livelihood advocacy program.
